Commercial Property Addendum
Words in square brackets are filled in for each order on its review, where you see the values before you approve them.
1. Authorized representative. Customer represents that the signer is authorized to bind the property owner or management entity and to approve services, access, pricing, change orders, and electronic invoices.
2. Site rules. Customer will provide site contacts, access procedures, restricted hours, security requirements, tenant notices, loading and parking rules, utility information, and incident contacts. Rotuk will train assigned personnel on documented site rules.
3. Service levels. Any service-level commitment, inspection protocol, response time, reporting requirement, or performance credit must be stated in the Service Order. General marketing statements are not service-level guarantees.
4. Purchase orders and invoicing. Customer will identify purchase-order, tax-exemption, vendor-portal, lien-waiver, and invoice-submission requirements before service. A procurement requirement does not change the accepted scope or payment obligation unless incorporated into the Service Order.
5. Insurance. Required insurance limits, additional-insured status, waiver of subrogation, primary/noncontributory language, and certificate procedures must be specifically negotiated and approved by Rotuk’s insurance advisor.
