Property management

A portfolio rather than a property, where the work is spread across addresses that have nothing in common except who manages them. The thing a manager needs is not a lower price, it is one contractor who answers and one set of paperwork.

What property management properties book

How this works

What is different about property managers.

Scheduling

Recurring work per address on its own cycle, and one-off jobs booked by address without renegotiating anything. Route capacity is checked per address, so a property outside the routes is said to be outside them rather than accepted and then missed.

Invoicing

Invoiced per property so each can be recharged to its owner, under one account. Every invoice states the address it belongs to on the line, not just in the header.

The part people get wrong

The unplanned job. A tenant leaves a sofa, a storm drops a limb across a drive, and the manager needs it gone this week. That work is quoted as hauling and does not wait for the next grounds visit.

Talk to a person

Ask about property management.

Call to discuss the property, service, timing, and any access details. Requesting a quote does not commit you to service.
