Scheduling

Recurring grounds work on a fixed day, and one-off hauling booked as it comes up. Turnover cleanouts are quoted from photographs so nobody waits for a site visit before the unit can be re-let.

Invoicing

Recurring work is invoiced on the same cycle every month. Cleanouts are quoted and invoiced per job, so a heavy turnover month is visible as itself rather than buried in the grounds contract.

The part people get wrong

Dumpster areas and move-out piles. They are not grounds maintenance and they are what residents complain about, so they are priced as hauling rather than absorbed into a mowing contract that will not cover them.
